Your donated gift means we acquire & transfer unused, distressed, hard-to-sell, donated, vacant or otherwise available real estate assets, including farms, farmlands and barns to rehab for transfer to those who need them the most, eliminating their need to rely on building projects and unfortunate events that create space on a wait list. So when we say we can’t thank you enough for helping, understand we speak not for us, we are articulating as sincerely as possible an incredible understatement of appreciation on behalf those whose voices can’t be heard saying it.
Programs will be administered directly or in Partnership with the Charitable Smiles Foundation (CSF)™. CSF™ is one of several Foundation Trusts established to streamline management of groupings of like charitable operations. For now we are working to secure locations from Delaware to North Carolina to get things started.

Among others, our housing efforts are both a programmatic and health-wellFitness™ solutions. Many of our program were in pre-launch mode originally awaiting implementation in the months just before the COVID lockdown took place. Their designs have since been retooled to accommodate new challenges heading into 2026 and beyond.

WHY
Our charitable universe reflects its parent LLC — working itself out of a job so there are no populations ignored, no demographic underserved, no gaps to be filled, and asset or resource blocked.
Its charitable endeavors lives within an Irrevocable Umbrella Trust established to preserve the operational intent of each 501c it holds, their targeted stakeholder community, and the helicopter view needed to assure a balance of funds/complimentary opportunities that will eliminate gaps faced by the ignored/underserved in the public space there were established to help. Consistent throughout our charitable universe is the application of the Foundational Trust. A Foundational Trust (also a child trust in the hierarchy) is the Trustee and its Beneficiaries are Exempt Entities.
As such, the Foundational Trust is tasked with administering resource, funds & asset management of individual 501c business entities and for-profit business concerns who have charitable endeavor (org, program, initiative, or other exempt) where it operational endeavors overlap Stakeholder communities and extend the delivery of solutions that targeting the same/related families of gaps. So to keep things organized and easy to identify, CSF™ was elevated to a Foundational Trust, our 7th.
In addition to our growing pipeline of health-wellFitness programs, all housing and related endeavors fall under CSFs™ operational umbrella given both efforts are ideal to program and operational cross-supports mirroring org capabilities enterprise-wide. Needless to say Partner, Sponsorships are welcome in addition to donating temp and interim locations.
How Real Property Donations Materialized
By August 2015, The Foundation has received 188 inquiries about its fiscal sponsorship program, more than 67% of that 188 asked for assistance in securing real estate of some type. Way too much for a single individual to accommodate, but an all too familiar request whose design for success was always a focal point.
Then came from the 2018 lockdown/COVID forcing all operations into hiatus. Its 2026, most remain on hiatus aggravated skyrocketing cost and political upheaval and instability.
None-the-less, Phase III of a 5-Phased expansion and relocation search beyond Maryland continues as we close out our official 10th-year as an IRS recognized 501c.

At the same time, and increasingly since, the need for low and fairly priced homes for seniors was becoming as much of an ignored issued as was the needs for fairly priced, qualify homes for our Military. These and others are challenges she helped loved ones, clients, with, she has extensive experience in extending housing to persons in need who are not family, including an program applicant she housed in her 320qf studio rather than see her/kid living out a broken rental.
That this is urgent is a recklessly spoken understatement.
That the design/develop unique and gap-filing solutions is typical, not a surprise.

FMVA is our site for accepting and processing applications by those seeking donated properties, homes, buildings, facilitation that registration process, then validating the Registrants meet any compliance regulations and registrations as required based on their desired properties jurisdictional statutes.
This site, Donated Real Estate (DRE) focuses SOLELY on accepting Donations of Real and Surplus Properties that we (EEF-501c) accept, process to release from the Donor-Owner & transfer to EEF-501c becoming that Properties new/Host Owner. EEF-501c (Us) as Host Owner notifies Registrant and on completion becomes a FMVA Program Awardee as the assets Recipient & New Legal Owner. This is the donations start to completion life cycle though its process will flow differently State to State as well as by locality within a given State.
The FMVA Program will resume accepting Applications for Program-Approved Registrants for properties in DC, MD, VA, DE as assets in those locations become available. NC, SC and GA operations are next up. Irregardless, Program-Approved Registrants will be notified accordingly. This site will published information on securing Federal and State surplus assets, along with any fees, all timelines and any license or certificate required for display to reflect our participation in Government Surplus acquisition. Property acquisitions that have completed the transfer process will be published as available and listed on this website when no preferences have been requested or changes to preferences have materialized.
We cannot predict or guarantee listings, we publish what we receive as available for home or commercial space as appropriate to the acquisitions listing. Once Applicants are approved as Registrants, they are responsible for any fees associated with securing surplus Govt properties as they publish their fees with their surplus listings. That info, its Source and any deadlines will be published and highlighted as the central part of the assets description.
Private Property Owner Donations (PvPD)
Private Property Owner Donations (PvPD) are as welcome, as are Authorities Managing Govt Surplus Assets, this applies to Fed, State, or Local resources.
If you have or know of homes sitting vacant, land sitting unused or Farmland desired to remain farmland not be lost to development, please know EEF-501c is an IRS approved exempt entity, has been since October 2014. As such we are legally authorized to accept Real Property, Land, and other like Assets as donations in addition to monetary donations.
We chose the image of a property in disrepair for a reason. Should your Property/Land Asset be in less than habitable condition, we will rehab/have partners who can if necessary liquidate so we can rebuild into new structures that will be used Exclusively as Mixed-Use Military-Senior Residentials homes conjoined with Exempt only Commercial spaces, no exceptions made. Once properties are available of our Stakeholders, that information will be published accordingly.
If you are not a US entity or prefer your Donation be use in a manner other than we’ve indicated, we are not a good fit for your needs. While we do not have referrals we can make at this time, should that change, we’ll be happy to assist or make the appropriate referral and will publish that info on this and other sites.

FMVA qualifies direct real estate, surplus properties & land, homes, all other like donations that are in good condition. We have partners in place who will validate ownership and assess value that will be reported to the IRS.
FMVA also works to secure Federal and State Govt surplus of real estate & property assets, as well as properties Owners of hard, impossible to sell, and vacant properties.

Foreclosed and Condemned property are welcome. Do know those assets will be assessed and research by an independent Authority who will advise Donors & Us on next steps. ALL ACQUISITIONS WILL COMPLY WITH LOCAL AUTHORITY/PREVAILING JURISDICTION whose position/opinion may be different from ours.
No list are compiled or will be maintained, though some searches will be done depending on location and volume relative to the market. Available properties are published to our Donating Real Estate site, interested parties will be notified but are responsible for keeping an eye to it.
High demand is expected and we are all Volunteers, most will full time commitments. As such, everyone does their best to meet all needs in as timely a manner as is possible to accomplish.

- ACCEPTANCE OF DONATIONS IS NOT AUTOMATIC, IT PROCEEDS SUBSEQUENT TO ALLOWANCE OR COMPLIANCE WITH THE PREVAILING JURISDICTION (PJ), TO INCLUDE ACCEPTANCE AT OUR OWN RISK — DECISIONS ARE MADE IN REAL TIME,
- WE MAY NOT BE PERMITTED TO ACCEPT Structures, Lands, or real property assets determined NOT possible to rehab or are deemed hazard/dangerous/uninhabitable by the Prevailing Jurisdiction (PJ),
- Structures, Lands, or any real property asset we are permitted to accept as a donation THAT ARE LATER found/determined NOT possible to rehab OR ARE deemed hazardous, dangerous, or uninhabitable by a Prevailing Jurisdiction (PJ) will be liquidated through a business-internship Partner experienced in such DISPOSAL OF RE ASSETS and all its compliance obligations/legalities,
- Funds resulting from liquidations will be used BY US to secure an occupiable replacement for the Program Awardee and AT THAT TIME IT SHALL BE TRANSFERED OVER TO THEM
